Smoke Alarm Requirements

Smoke Alarms are important in saving lives if there is a fire. Smoke Alarms detect smoke and sound an alarm to notify the occupants. This is essential at night as when you are asleep your sense of smell also goes to sleep. An audible alarm alerts and wakes you to give you valuable time to evacuate the property.

It is a requirement that all properties are fitted with working smoke alarms, in particular, outside of sleeping areas and at least one on each level of a property.

It is a landlord’s responsibility to have the smoke alarms fitted and working. Smoke Alarms must also be tested and cleaned within 30 days of a new lease being signed or a lease being renewed.

We recommend a Smoke Alarm Service Subscription be entered into for as little as $75 per year, which includes unlimited services by a specialised independent smoke alarm company and unlimited replacement alarms (if required).

It is a requirement that tenants:

  • Test & clean smoke alarms at least once every 12 months
  • Replace any flat or nearly flat batteries
  • Advise property managers / landlords of any faulty alarms

Tenants must not remove a smoke alarm or do anything else to reduce the effectiveness of an alarm, such as covering or painting over it.
